Initial Phase of the Project
  • Previous study and definition of the refurbishment or new construction and its objectives.

  • Consulting of Architect and Designer.

  • Preliminary, analysis and study of the designs of the Architect and Designer.

  • Establishing the quantities and qualities of the furniture, accessories and equipment proposed by the Designer.

  • Establishing the budget of the furniture, accessories and equipment based on the estimate of the initial cost.

  • Market study, evaluation and presentation of alternative products (Procurement FF&E y OS&E).

  • Creation of the initial Budgets.

  • Confirmation of the project by the Hotel.

  • Review of the Basic Project.

  • Complete scheduling of the Project.

  • Supervision of the licences and permits of the work.

  • Review of the Execution project.

  • Preparation of bidding documents including plans and specifications of the execution project provided by the Architect and Engineer and organisation of tenders to select the construction company.

  • Agreeing the list of contractors with the Hotel, based on capacity, professional qualification, references, all in consideration of the size and characteristics of the project.

  • Review and evaluation of the bids received from the bids and negotiation with suppliers and contractors.

  • Consulting of the construction company, contractors and suppliers.

  • Preparation and review of budgets for a realistic and adjusted cost estimate.

Project Construction Phase
  • Supervision of potential dismantling of zones or rooms

  • Management of the demolishing, removal or sale of existing furniture and equipment.

  • Supervision of quality and compliance with regulations on materials and products.

  • Management of logistics and deliveries of orders from suppliers.

  • Constant supervision of the work in terms of safety and quality.

  • Constant checking of project progress and construction  time-schedules.

  • Management of possible deviations from the schedule.

  • Taking corrective measures on possible delays, breaches or errors.

  • Supervision and checking of expenses and budgets.

  • Management of payments to suppliers.
